A conversion of a 4-story office block into 20, luxury apartments. A mix of one- and two-bedroom flats, finished to a high standard and sympathetic to the buildings original use as a factory and warehouse.

The building had previously been used as a factory to manufacture clothes in the Victorian times but was later converted into offices.

Situated near to Kingswood Park and the local high street, it was important to ensure both the external and internal design was in keeping with the Victorian heritage of this building.  The heritage of the building required careful consideration of both the materials used and the approach to strike a balance between a traditional and modern design.

The conversion was undertaken in 40 weeks to transform the building into residential accommodation.  Works included new roofing, pilling, car park landscaping, new windows and doors and complete internal restructure and fit-out.

Detail was important to ensuring the visual aesthetics of the development reflected the industrial heritage of the building.  Therefore, special attention was given to sourcing fixtures and fittings that complemented the buildings history.

Whilst the building was not listed it was important to us to ensure its heritage was persevered.  Situated on Church Road in Kingswood, the building is located on a very prominent position.  Therefore, it was important to make sure the external features reflected the history of this local landmark.

Particular attention was also placed on ensuring the design of the rooms draws focus to the original architecture of the building.  Internally, parts of the brick work remain exposed, and the layout of each apartment directs focus to the iconic window arches, resonating the buildings industrial heritage.

The quality of finish is second to none on this project.  We have gone above and beyond the standard specification of fixtures and fittings on this development without this inflating the property prices.  We have honoured the heritage of this building and safeguarded an iconic feature to the local community.

We are proud of our team and their ability to adapt so quickly to a difficult program of works.  Even despite the unpredictable changes to Government guidelines / restrictions brought on by COVID-19 we have been able to deliver a project that is high quality and within budget.

Each flat is fitted with a high spec, energy efficient boiler.  This allowed us to keep the exposed brick work without it impacting the energy efficiency of the building.

We also took extra measures to reduce environment degradation by using a Bateman Skips who aim to recycle 95% of site waste.
