With the University of Bristol right on the doorstep, students living at 44A Queens Road can plug into the student lifestyle with ease, as well as find absolutely anything that they wish to get involved with within a few minutes’ walk. Close to all the spectacular events and attractions, nights out, food, arts & culture, and, of course, the universities and studies.

Project

Queens Road project saw this beautiful, Georgian building transformed into 3 cluster flats and 10 studio style apartments.

This project involved the extension to the existing building, new roofing, complete strip out of existing services, new M&E, sprinkler mist system, soundproofing, fireproofing, full redecorations throughout, flooring, fully built kitchens with integrated appliances, joinery and bathrooms.

Queens Road has been designed and refurbished with students in mind. Every spacious student flat and studio is furnished with high-end fixture and fittings, comfortable (and large) beds, plenty of storage and contemporary and functional study space, elegant bathrooms, and the building has plenty of communal spaces to sit and make new friends with other Bristol students creating the perfect place for studying and socialising.

Challenges

The former tired and dilapidated Georgian building site has come a long way since we started on site back in February, where more stringent Government Covid-19 control measures were introduced. This was a complex refurbishment project and despite all the obvious challenges of Covid-19, a national shortage of materials and restricted site access, the project team dealt with all the unexpected restrictions in a diligent and professional manner and the project was still handed over on time.

Pro-active Management

The site was situated in the busy Queens road area of Clifton, Bristol.  The adjoining properties were occupied by several businesses and residential properties which required careful planning and communication throughout the works along with the client, local council, and neighbouring parish church to minimise disruption.

The practical handover respected the COVID19 pandemic rules of social distancing, which also posed a challenge for our photographer and videographer, who still managed to take some great shots!
